We have enlarged our client base with Buildium's features thanks to their focus on speed and accuracy with payments, reporting, and accounting ease.
Pros
Online payments are a game-changer.
Owner/tenant/HOA access allows each respective person the ability to view important reports and property status in real-time.
The property database is completely searchable from anywhere on the site.
Cons
The task feature is a bit wanting. It's good for what it is, but dedicated project management or to-do list applications work just as well or better in most cases.

We are very pleased and just signed up for another year. I have moved several friends (owners/property managers) onto Buildium and they have loved it as well.
Pros
Buildium is incredible. We came from PropertyWare which is old and lame. The UI dated and lame, but Buildium is all improved. We love it!! The leasing process and managing tenant move it’s is a breeze. Honestly every part has been great. Support is also very good if a question comes up.
Cons
The only thing that tenants have complained about are the fees associated with online payments. They are close to $15 for a transaction (tenant pays). We were used to our tenants only need to pay a $1-$3 fee per transaction. But it’s not that big a deal.

Pros
Friendly interface and good functionality overall.
Cons
The Customer Service is VERY POOR - tickets get generated but not followed up on. You have to call multiple times because you get to speak to untrained and unexperienced people who are very limited in their action to solve an issue. Our business was in put in serious jeopardy due to Buildium's decision to put a hold on our bank account due to incompetencies of underwriting team of verifying basic information as an SSN - we had to wait a week to get the funds released when finally (after 3 years of service) they were able to run a basic background check on us to confirm that everything was in order. Very poor business decision on Buildium's side....
Be very careful when trusting a company like Buildium run your customer finances in this manner..... Very disappointing and unprofessional!!!

I think Buildium is a good platform with strong support for the subscriber. They continue to improve the platform and they are open to subscriber request.
Pros
The support staff has always been exceptionally helpful. I am pretty stupid about some accounting procedures and they walked me step-by-step through my problems. They went beyond what anyone should expect and was always patient and pleasant.
I liked their shortcuts that were available for often used entry.
Cons
I really had few if any complaints. Weaknesses were on my part and not Buildium.

There were some customer service challenges initially. The digital support wasn't addressing what I wanted and it may have been because I couldn't express it properly. A short phone call would likely have resolved in far less time.
Pros
Ledgers are clear, easy to adjust, and helpful for tenants.
Cons
At the plan we're on we don't speak to live people. I think that in this model everyone loses issues take 5x longer to resolve, the user gets frustrated and everyone's time is wasted.

Pros
Buildium is very user friendly and provides owner access 24/7/365 which is vital.
Cons
Multiple screens to get needed information, i.e. applicant email was removed from list of new applicants. Application must be opened to get contact information. Ability to copy email addresses from screen to send email outside Buildium system was removed.
Most cons would be slanted toward my personal usage requirements of the product.

Pros
Other than how easy and clean the layout is.....my favorite part of Buildium is how they utilize and solicit user feedback....and then for the most part, implement the right changes.
Cons
The Financial Reports and Accounting modules are still lacking. Not to mention the Financials Tab within the Accounting module....is just useless in my opinion. Would love to see Buildium really take the time and initiate to improve and revise this. Which would include getting feedback from any users who are Accountants or CPAs by trade or have those backgrounds. Myself for example would love to partake in this if asked.

Pros
The reporting and accounting is very good in comparison to other softwares.
Cons
You have to click through several links to get to places when it could be compartmentalized better. Example - Click property, click unit, click lease, click tenant. This could be cut in half.

For navigating, we often offer different avenues to get to a particular page so you can find one that works best for your flow. For example, when looking for a tenant, you can take the path you mentioned, but you can also find them through the Rent Roll page, or even more directly on the Tenants, both of which are in the Rentals menu. An even more direct option is through the global search at the top of every page. Just type the resident's name, and click!

Pros
It's really easy to use, but still gives us very advanced tools. Robust trust accounting makes auditing and compliance easy. Support is always good and prompt. They are constantly making updates and improvements and seem to really care about the product. I like features that save me time and Buildium delivers. Really good tenant app, tenants really like it. Communication features work well.
Cons
Buildium is great for PMs who manage up to about 100 properties. It lacks the features that you need for over that amount, such as advanced batch reports, missing many standardized features and tools, no inspection schedule tracking, and the manager app isn't the best.
Reasons for Choosing Buildium
Doorloop is not meant for professional property management. It's missing a lot of compliance features and is not compliant with my state's licensing board. Doorloop is not trust accounting compliant. Many features they advertise don't work and are broken. I'd see Instagram ads pop up for Doorloop showing off new features trying to get signups, but those features didn't exist at all.Switched From

The agents are always available when I call and are very patient in helping me walk through how to perform different task that are new to me. I also like Buildium's help and support give step by step instructions and also shows visuals.
Cons
Sometimes they update or change the look of the site without notice which sometimes can be confusing but like I said i can always call for advice.

I would say the experience has been positive and has accomplished what we need. We're a small company so hopefully as we grow this can still meet our needs.
Pros
The tenant portal works great to track and update their ledger. Most of your tenants will use the portal to pay which makes it easy to identify which tenants are behind.
Cons
ePay is too slow to process payments. In some instances tenant payments show up in the bank account within a couple days but other times it has taken up to 10 days which is too long in my opinion. The penalties for late fees cannot be separately set up for each tenant which makes the process manual each month for leases that don't follow your standard penalty rate. The 1099 reporting is also very limited.

To clarify the ePay feature, the time of day and week a payment is submitted affects how long the processing time takes. For instance, weekends and bank holidays prolong the process, as banks do not process during those times. 10 days is a long time, however, so we recommend reaching out to support to check on the status of transactions that take longer than a few business days. They should be able to look into it for you.

It allows clear docmented communication between us, the tenants, and the owners. All their financial documents and monthly bills can be easily tracked in one place. Only one place to track rent payments is the most efficient system.

Overall, I think this is one of the better platforms for site management, this is the fourth one I have used in my carer and it is definitely the best, but can use improvements.
Pros
Ease of use, intuitive, able to look up information accurately and the real time updates.
Cons
Sometimes slow to start up, especially with Bill Pay, Mailings, and it can be frustrating with the new email settings to move forward with composing emails and sending them out in a fast an accurate manner.

Before I would have said it has been great, but now that I have a technical issue that I have been dealing with for over a month the customer service and response time is absolutely horrible. The product is good as long as you don’t have any support issues, because that is where all the problems come in.
