Beyond Pricing is just that...it's a superior alternative to Airbnb SmartPricing. Beyond Pricing works on the behalf of hosts...not the platform. This productive definitely increased my nightly rate. It integrates pricing from more sources than the OTAs.

Beyond Pricing continues to improve and they regularly add features. They aren't every market, and some markets are geographically broad. You can set it and forget it with your high season. I've found the pricing then to be very accurate. In the off season I feel like seasonality can be so hyper-local that it doesn't perform quite as well there. They recently added functionality to blanket discount over their predicted price for dates you set...I'm hoping that helps with some of the seasonality issues.

Love the fact that market data is constantly looked at and calculated into algorithm.

Only Con we have is that it only goes out a year ahead and in our business we sometimes book 2 years out.

Pricing was the most important factor in making the decision to purchase Beyond.

I really liked the comps section that was part of the program when I bought it but when it was taken away and forced to upgrade for it, it has actually made me start looking at another product.

I am big on systems and was also new to the short term rental market when discovering Beyond. This system just works. Easy to setup but I also had a rep schedule a meeting with me on a Saturday to go over everything with me to make sure I was ready to go. From there I had a question that I emailed to her the following day and she respondents within the hour on a Sunday. Takes the headache out of pricing especially if your new.

It didn’t work with the midterm platform that I use. But not a deal breaker.

Beyond Pricing is the most accurate pricing tool I've used. It gets the prices I want exactly how I would set it if I was doing it manually. I've tried dozens of other pricing tools but Beyond Pricing has the best data to price your listing the way it should.

Pricing is slightly higher than similar products.

the 1% charge, when i have properties doing 500k a year, i dont want to give away 1%. I would like flat fee

Nothing. It's great! If I needed to find one, I'd say the price to use, but that's it.

Beyond pricing saves us so much time in dynamic pricing for all of our properties. I love that we can manipulate when needed, but rarely need to. The data and analytics is top notch.

The initial setup was straightforward and easy to implement. We configured the tool, compared our short term rental property to others based upon location, amenities, etc. and built the seasonal and annual pricing models. The data available in the tool helped us understand regional factors and constraints so that we could be competitive but not 'compete against ourselves' for proper pricing.

The seasonal pricing seems to be a good idea, but the interface seems to be time-based (e.g., monthly buttons are available, seasonal ones are not). Recommend making all aspects of the interface either seasonal (with user-chosen start/end dates) or monthly for consistency.

I liked most about Beyond that My recenica sent up 10-15% and i had 90% less workload making the prices.

It doesnt tale in acount that i have a cleaning fee

pricing is automated, i dont have to think about price point.

Seems a little high or glitchy? pricing may be bit off, but keeping an eye on it

As someone who tried the 3 top dynamic pricing tools. I can only say.. this is the one I use for the last year.

the pricing sometimes is not the best. I believe they should have a different tier for hyper luxury properties.
