I like Tenant Cloud because it is easy to use and to manage our properties with integration to our website.
Cons
We normally ask our tenants to sign-in with their Tenant Cloud account however, Tenant Cloud does not immediately place "Australia" as the default country of origin. In this regard, some of our tenants have rent balances in USD instead of AUD.

We have recently become landlords and have properties in several different cities in Texas. We wanted a platform to be able to do everything in it from listing, leasing, payment collection, payment records (rent roll) to maintenance requests and records. Tenant Cloud provides all of these features effectively and cost effectively. We especially like the features where Tenant Cloud automatically invoices to include late payments. As your number of units grow, this system appears to be able to grow with your business and I would highly recommend the software to anyone who is just getting started or is looking for a platform that provides a turn key solution.
Pros
Tenant Cloud provides and a comprehensive platform to list your rentals, find and approve applicants, store and document your leases and agreements, track and manage all payments and receipts for tenants and expenses and to track all maintenance expenses for a property and associated equipment / fixtures. All of these features are at your finger tips online and at a great value!Tenant cloud is also available via desktop or mobile application.
Cons
To fully utilize the system and it's capabilities it requires some trial and error. While the training is available and well thought out, it will take a novice / newbies, some time to figure things out and get all features deployed.There is one main feature that in my opinion needs to be improved and that is the speed for payments from Tenants to be processed through to the owner's bank account. With Online payments being essentially instant these days, and all rent payments made through Tenant Cloud's portal, there should be no reason that payments to owners could not be done withing 24-48 hours at the most. Currently it takes 7 days or more to get payments released to the owner's bank account.

The most difficult system I’ve ever used for anything…none of the steps make sense and everything seems impossible and the only answer are NO, the system doesn’t do that.

Teantcloud is an amazing RMS offering a full suit of features at a great price. The support team is extremely attentive and always works with us personally to find solutions and implement work arounds for us when permanent solutions will take time to implement insuring we never loose productivity.
Pros
We love the price point of Teantcloud and the features it offers, while there are definitely more “polished” RMS out there TenantCloud is an easy to use full featured program.
Cons
The worst part about Teantcloud is the lease builder (which they say is getting a refresh) and accounting. The lease builder is VERY clunky but as a “set and forget” type thing I understand why it’s a low priority. The second of my gripes with TenantCloud is the externally basic accounting, as my company has grown it’s just not enough anymore. Teantcloud does integrate with QuickBooks Online but as a company who uses Xero we are left with a disconnected workflow.
Reasons for Switching to TenantCloud
We chose TenantCloud because of the set of features at its price point and that its cost did not grow as we did. Our primary other option was DoorLoop which we did not go with because of the price per property model. Whether you are a company or an individual managing a few properties, I would HIGHLY recommend Tenant Cloud. Their customer service has always been a 5-Star experience for me and my team, and they have helped accommodate all of our needs.
Pros
We have experienced multiple platforms of Property Management tools, and Tenant Cloud is by far our favorite. It is SO inexpensive, extremely easy to navigate, clean, simple, and perfectly functional for our company's needs. We currently have about 30 properties that we manage through TC, and the sky is the limit with this software. I personally love how easy it is to store property data, list vacant properties, field applications, and background checks - all offered in TC.
Cons
Honestly, I have yet to run into an area where TC hasn't already thought of it and de-bugged it. I have no complaints to date.

Don't take me back to the dashboard transactions when I finish a task, instead let me go back to where I was "new tenants vs all tenants, etc) so I can continue with the next owner, tenant, etc. Let me add multiple tenants to a lease, even if they don't "connect" to each other in the applications. Pre-populate an amount in the distribution section so I don't have to remember how much I need to send to an owner. Easier accounting - let me pick an owner when I need to bill a tenant, so the payment gets posted to the owner's account more easily, or to my own account. Let me add to the accounting options for more specific charges, & let me decide who is getting paid for these charges (utilities when the property is vacant, etc). Let me add charges like a "monthly pet fee" without automatically setting it up for a management fee, where I have to delete the mgmt fee every month. Show NSF charges! Process payments more quickly. Give me more control over the accounting sections. Show ALL transactions under the owner transaction tabs, not just distributions. Allow more control over the leases. Let me choose when to charge management fees when a lease starts on a date other than the first. I don't want to charge mgmt fees on the date the lease starts. TenantCloud needs to be evaluated and set up by a property manager, not people who don't understand the ins and outs of property management, how to charge fees, etc. I don't like having to post multiple transactions to get one task done.

Overall we're very pleased with TenantCloud, and would refer it to other property managers. While there are a few items I'd like to see upgraded, ultimately the value is great for the price. I tested several PM softwares before deciding on TenantCloud and have been very happy with our decision.
Pros
I like a lot about TenantCloud. To summarize, I like the ability to maintain all property management related features in one place, the ease of use and comprehensive coverage of the accounting feature, the ability for tenants to download the app and submit payments, maintenance requests, etc directly from the app, the reporting functionality is great, and the application process is streamlined and professional looking.
Cons
It is sometimes necessary to develop work arounds for simple features that are not available such as: creating an invoice for the first payment due on a renewal lease, viewing a lease that is currently out for signature, etc. It would also be nice to remove the per ACH charge given that can be problematic for some tenants. It also takes 5 - 7 days for funds to credit our account after a rent payment has been made, but it used to only take 1 - 2 days which was greatly preferred over the longer timeframe.

TenantCloud had more robust features than Avail or Rentec Direct, but didn't cost nearly as much as Buildium and AppFolio. TenantCloud gave us what felt like the best value between overall functionality and cost.- Industry: Real Estate

Overall a very good experience. I feel like TC meets our needs well, with additional features we haven't even explored yet. All at an extremely attractive price point for anyone in the business, small or large.
Pros
TenantCloud covers all the bases that we need in order to effectively manage our properties. From property tracking and online listings, to prospective tenant applications all the way through to lease creation and signature. Once in place, tenant payments, communications, and maintenance requests are all handled in one place with continuity across all parts.
Cons
I sometimes struggle with the lease renewal process and making sure I am doing things right before actully committing changes. However, recently this is where TenantCloud has really shined. In the first yet or so support was limited to online forums and FAQ's as well as what appeared to be an offshore chat feature that would use the same tools we had and copy / paste answers from these forums and FAQs. In the past year this has all changed and a call to TC Support is now met with knowledgeable persons with a true understanding of the business (many seem to come from PM backgrounds). They will work through challenges with you and help you to confirm you are making the right decisions for YOUR business. Kudos to TC for really stepping up in this area.

Overall I am satisfied at best. It does what I need it to do - though it could certainly be better. The significant changes last year made me regret choosing TenantCloud. If I were just an owner, I'd pursue other options. As a property manager, there aren't many better options out there.
Pros
The best features of TenantCloud are for property managers. TenantCloud enables appropriate interactions between both property manager and owners and property manager and tenants. This capability is the only reason I have continued with TenantCloud.
Cons
TenantCloud implemented steep price increases last year, then changed payment processors and added/increased payment processing fees. Unfortunately, once you're setup with all your properties, owners, and tenants, it is difficult to switch to another platform. TenantCloud also does not incorporate true accounting. It does have a transaction page, but doesn't truly track the inflows/outflows of all the money. The effect of some options are difficult to understand when setting things up like a lease.

Pros
Very comprehensive on the landlord's side, covers everything from A to Z on property management.
Cons
So comprehensive at times that using certain features is not intuitive. The asking for bids from Service Pros comes to mind. I have had certain tenants mess up signing up for the portal on their end (accidentally signed up as a landlord for free trial) and it's a real mess to fix - should be easier.

Tenantcloud is affordable and it has all of the features that you would need to run a property management business. The is a useful tenant portal and property owner portal. You are able to collect rent online and receive maintenance requests. This is a product that can grow with your business.
Cons
The cons are that the financial reporting is not very easy to read and understand. The property owner portal does not show all of the transactions from the property. Transfering money takes 5-7 days. Online payments charge a small transaction fee.

Pros
We issue a 5-day grace period for rental payments. On the sixth day, a daily late fee accrues. Keeping track of the late fees, over multiple properties, is challenging. TenantCloud allows late fee tracking, decreasing the risk of making an accounting / invoicing error.
Cons
We listed a property and received hundreds of leads. Once the property was leased, deleting the leads' information required a click on each name rather than a 'select all' option. Wrapping up the listing was more time consuming because we had to select each unique lead before deletion.
