SimplifyEm is a property management solution that helps property managers and landlords who are looking to more efficiently manage their properties. Users are able to easily track income and expenses on each of their properties, stay on top of tenant balances, charge fees, collect payments online and communicate with tenants through notices and tenant portals.
Larger property managers and landlords can streamline their time consuming processes by automating many of their day-to-day tasks. They can automatically account for expenses and calculate fees each month, collect payments, send late rent notices and many other statements via the automation center. This significantly reduces the manual effort required to manage their properties each and every month.
Repairs and work orders can be tracked through the task center, giving users a single place to track and update them, as well as a calendar to see what’s coming up. Maintenance requests can also be sent by tenants through their portals. Users can track all communication history with tenants, owners and vendors, and attach all relevant documents to tenants, owners, transactions, and more.
SimplifyEm allows users to generate a variety of detailed business reports, and automatically export all transactions to Excel or QuickBooks. Banking features allow users to manage bank accounts, reconciliations, as well as print checks.

It's still a bit early and because I'm very busy juggling many things, I would say that I feel I have the right software solution for my overall accounting needs for managing our investment property.
Pros
It has be their customer support. I've had many questions and made some errors in setting up my first property. The staff @ Simplifyem has been excellent at providing guidance - special shout out to Alex, who's been very patient and helpful!
Cons
There've been a couple of situations where I felt there could have been easier ways to resolve or reverse some bad choices in set up.

As a long time Property Manager opening my own firm I was looking for an affordable Property Management software system that can grow with me, yet have all the functionality that I need now and later handle many properties as my business grows. I need user friendly for me and my owners and tenants. With good and understandable reports and statements for myself and my owners.
Pros
Very easy to use...user friendly. Does everything I need. Not alot of extraneousness.
Cons
It would be nice if the Security Deposits were not shown in the tenant balance. It needs to be a separate item when shown with the tenant info. Late fee needs to be able to be a fixed amount OR a % of the rent since leases allow for a % of rent amount.
Reasons for Switching to SimplifyEm
[SENSITIVE CONTENT HIDDEN] did an excellent job detailing the functions of the product so I was able to see that it is perfect for my new firm! The others were too expensive and/or too intensive/overly complicated for what I needed starting a new business. Pros
It is easy enough to use expect for the part of managing leases for Ontario, Canada.
Easy set up of new properties, landlords and tenants.
Cons
You need to get a 1-800 number so I can call at any time but because I am a Canadian client, I am not able to call the U.S with my phone plan. Emails don't always get conveyed properly.
Need to have a choice to the lease information whether you have a security deposit or last month's rent deposit. The latter is missing. This would make our process so much easier.
Need to have an auditing trail with your software so mistakes can easily be found.
I was once told that I had to pay for your bookkeeper to find an error I made...luckily I was able to find the problem and fix.
If a mistake was entered, you should be able to reverse it...your system does not always allow this.
Biggest con my clients and I have is that if a tenant is using last month's rent or is late paying their rent for a particular month, your owner statement should show their name at least, even if no $$ is present. This is a MUST and I hope you but this change in your next release.

Hi Chantal, thank you for sharing your experience with us. We are happy you found the software easy to setup and use. It looks like we could have done a better job meeting your needs as a Canadian user though.
Security deposits are currently supported for U.S. situations. Last month rent deposit can be tracked, but it could be handled more smoothly for the Canadian market. Owner Statements show the financials on an owner’s properties and a Rent Roll can also be sent with an overview of paid and unpaid tenant balances. An audit log is something we would like to do in the future, but any transaction can be reversed if incorrect. I will ensure the support team follows up with more information.
Users in both the U.S. and Canada are able to reach us at 1 510 790 9066 9-5 PST and speak a live person within a few rings. Emails are also responded to within a few hours in most cases. We have many Canadian users, but we also ensure to clarify we are geared towards the U.S. and will discuss limitations. Before purchasing, these limitations and your phone plan were discussed, and we offered to call when needed by simply emailing support. Over the past few months, a personal support member has promptly called within a few hours and has assisted with one-on-one setup for as much time as needed. We do our best to provide a support experience that is above and beyond what is typically offered and we appreciate your feedback on how we can further improve.

I have found their support best amongst the software industry. I find it easy to contact them via text, email or phone. I prefer to use either text or phone. Their support team is very knowledgeable and friendly.
Pros
I find it very easy to use. It enables me to stay on top of my rent collections. I found data entry much more easier than other applications I have used. I have just started using their online application, online leases, and tenant screening service. I found it very easy to integrate with my current process. I have been using online rent collections for a while now and it is easy to set it up.
Cons
There is nothing difficult i find with the product. If I have a question, I can watch a video or go to the FAQ and lookup the answer. I find their videos very helpful.

Pros
I like that it’s easy and it’s stupid proof. It’s simple.
Cons
Overall I only have two complaints. The first one being, whenever I’m entering the rent payments, I wish the date would default to the date I enter it in rather than defaulting to the first of the month. The other one is the font when printing checks is a little too small, I wish it were bigger.
