Avaibook is an online vacation rental software that helps property managers and vacation rental owners automate their business. With Avaibook you can manage your reservations, prices, and bookings all in one place.

When it comes to working with vacation rental, there are several characters to take into account.
1.Accomodation files: all the information required to create an advert on any OTA is considered by AvaiBook, so our customers will have quality listing ready to receive more and more bookings.
2. Listing: all the information loaded on the files is shared between the OTAs so that for all fees, season rates, pictures, description, amenities just needs to be loaded or changed once. AvaiBook will update the information on every OTA.
3. Reservations: Once you start receiving bookings, calendars must be closed on every platform you work with, otherwise you can get overbookings and OTAs will fine you. AvaiBook synchronizes the bookings in one single calendar.
4. Calendar: the AvaiBook calendar allows you to work with all the reservations; reservations created by OTAs such as Booking.com, Airbnb, Expedia or Rentalia, reservations created manually and reservations created by the Booking Engine AvaiBook provides you.
5. Guests: by having all the information accessible through the single calendar, you will be able to communicate with your guests easily and automatically. All of the functions are conceived to get to work automatically, however, AvaiBook will always allow you to work manually if you wish so.
6. Other users: what we want is that you, as a property manager, could be able to delegate on AvaiBook and avoid manual work. We neither want you to have more work with your staff, that is why you can also create several users with restricted access so that they can have all the information required to work without bothering you constantly.
7. Owners: we know that when a property manager starts using AvaiBook, can deal with more properties, not always its own. For property managers working for property owners, we have also considered integrating its duties. AvaiBook users will be able to deal with every property owner and have a file with their contract and even calculate the profits for each other. It is a very simple channel managament that has a very big room for improvement.Their customer service is quite good but they set us a very expensive price that was not worth it.
Pros
They have an integrated POS, that it is very good so you can charge the guests automatically and they have some interesting channels.
Cons
They are very expensive, they do not offer a full commission plan.When you have a very big amount of listings you need to enable them one by one in all channels in all listings and set up the configuration for each single one of them, it is a very heavy work that could be done in 2 minutes.They missmatched the location of our properties 3 times, so we got a Booking for a listing that was sited in America, when we are in Spain. We needed to change it and it was a nightmare to refund the guest.Their API is very simple, and does not allow channel management.They only have Booking.com, Airbnb, Vrbo and HomeToGo. They did not have Holidu, Likibu, VacationRenter, TravelStaytion... and in exchange they had lots of unpopular channels.

Very agressive methode of blocking your account. My credit card was stolen and a small fee of 13...
Very agressive methode of blocking your account. My credit card was stolen and a small fee of 13 euro wasn´t charged, they BLOCKED my account for days, PRESSING to pay inmediatly. They had several thousand of euros on hold from PAID reservations. I claimed acces to the information of MY clients, they denied! Once I published a negative revieuw they CANCELLED al my bookings. Lost a lot of money.

Nice trial periode, all seems marvelous! But don´t get too excited...
Cons
Lots of failure of sync with HOMEAWAY. Not usefull for VRBO. Problems with TXT on AIRBNB adverbs. Calenders does not sync. They collect your BOOKING payments with a 4% extra CHARGE, even you have set BOOKING payments to your account directly. If you complain, they cancell your account, and of course NO MONEY BACK!

I've been trying to charge a virtual booking card for weeks, I understand that for security reasons...
I've been trying to charge a virtual booking card for weeks, I understand that for security reasons they have to do several checks, but they end up telling you that you have to hire another plan paying more money, it seems like a huge robbery. They charged me 5% for the transaction and another 4 euros for a "manual validation" and I still don't see my money

Have entered my first reservation manually two weeks ago and still haven´t received my money. Don´t see any pro yet

Lo que más me gusta es que es tecnológicamente robusto, pero la experiencia de usuario es pobre. Me gustaría algo más intuitivo de usar y que tenga una opción móvil adaptada a este dispositivo.
Pros
La integración con los canales OTA es muy buena y robusta. Cuenta con su propia plataforma de pagos que funciona muy bien y hace más sencilla la gestión de cobros. Tiene un sistema de mensajes automatizados que permite una comunicación fluida con los clientes y un inbox unificado que permite enviar mensajes a los clientes directamente.
La integración con Air DNA que ofrece datos de la competencia para poder ver cómo estás en precio y rendimiento.
Tienen un buen portal de ayuda con muchos artículos de ayuda. La atención al cliente es online y suelen resolver rápido aunque para temas urgentes se agradecería un soporte telefónico.
Cons
La usabilidad es muy muy mejorable. El front end no es amigable y la versión móvil es responsive pero no está realmente adaptable a un uso móvil.
Sólo admite cobros con tarjeta y no es posible marcar reservas que se paguen por otros medios, al menos para que en el sistema se recoja qué está pagado y qué no.
El motor de reservas permite mínima adaptación estética a la imagen corporativa, y es un subdominio de Avaibook, no integrado en la web corporativa. Esto puede crear confusión en el usuario que al intentar reservar salte a un sitio diferente. Además, no permite la integración con herramientas de medición como Analytics.
Echo en falta también un sistema de mensajes diarios sobre entradas y salidas tanto para el administrador como para los empleados que tienen que limpiar o hacer los checkins.
Le faltan informes de rendimiento y rentabilidad, aunque puedes descargarte las reservas a un excel y hacértelos tú.
También es molesto que tengas que logarte cada poco tiempo de inactividad.

Pros
Avaibook es un sistema de muy fácil funcionamiento. El channel manager que sincroniza los calendarios con las diferentes OTAS nunca nos ha dado un problema.
Nos permite también realizar reservas directas, con pasarela de pago virtual, totalmente segura para los clientes, ahorrando así tasas y comisiones de las OTAS
Cons
El servicio técnico y la atención al cliente son de muy buena calidad, aunque en ocasiones no son todo lo ágiles y rápidos en contestar que nos gustaría. No obstante la mayoría de las consultas son solucionadas en el mismo día.
